From Backyard Deck to a Complete Independent Living Suite

The project began with the home's existing backyard deck. Rather than starting from an empty yard, Andre evaluated the structure, reinforced it, and used that footprint as the foundation for a complete mother-in-law suite.

The finished addition includes a private entrance, 36-inch doors for wheelchair and walker access, open circulation space, accessible bathroom features, and in-suite laundry so the client's loved one could remain close to family while maintaining greater independence.

Straight Answers Before You Call

A few things Maryland homeowners ask before a first conversation. If your question isn't here, Andre is happy to answer it in person.

What does "Live Well at Home" mean, and is it only for older adults?

Live Well at Home is Andre's approach to renovating a home around how the people in it actually live, now and in the years ahead. It includes aging in place work like step-free entries, curbless showers, wider doorways, and main-level suites, but it also covers multigenerational living, a parent moving in, a family member recovering from surgery, or simply making a home easier and safer for everyone. You do not need a medical reason to plan ahead.

What does MHIC #163972 mean, and why does it matter?

MHIC is the Maryland Home Improvement Commission, the state body that licenses home improvement contractors. A valid MHIC license means the contractor has met Maryland's requirements, carries required insurance, and is covered by the state's Home Improvement Guaranty Fund, which protects homeowners. You can verify any Maryland contractor's license at labor.maryland.gov. Andre's number is #163972.

How much does a mother-in-law suite or accessible renovation cost?

It depends on scope more than square footage: whether an existing structure (like a deck) can be reinforced and built on, whether plumbing and electrical need to be extended, the level of bathroom accessibility, and finishes. Andre does not give ballpark numbers over the phone because they are usually wrong. Instead, every project gets a written scope with line-item pricing before any work starts, so you see exactly what you are paying for and can phase the work if you need to.

How much deposit will I be asked for?

Under the Maryland Home Improvement Law, a contractor may not collect more than one-third of the contract price as a deposit. Andre's contracts follow that rule and spell out the full payment schedule in writing. If any contractor asks for half or more upfront on a Maryland home improvement job, that is a warning sign.

Do I need permits, and who handles them?

Most structural work, additions, electrical, plumbing, and egress window changes require permits in Prince George's, Anne Arundel, Montgomery, Charles, and St. Mary's Counties. Andre handles the permit applications and inspections. Permit fees are a pass-through cost, billed to the homeowner at the county's rate, and are listed separately in the contract so there are no surprises.

How long does a project take?

An accessible bathroom remodel is usually measured in weeks. A basement build-out or a full mother-in-law suite is usually measured in months, and permit timing varies by county. Andre gives a written timeline with the scope, and he personally oversees each job from the first walkthrough to the final inspection, so the schedule is his responsibility, not a subcontractor's.

Can a deck or an unfinished basement really become a living suite?

Often, yes. One of Andre's featured projects started with an existing backyard deck, which he evaluated, reinforced, and used as the footprint for a complete independent living suite with a private entrance, 36-inch doorways, an accessible bathroom, and in-suite laundry. An unfinished basement is usually the least expensive square footage you will ever add, provided moisture and egress are handled first. The first step is a walkthrough to see what your structure can support.

What warranty comes with the work?

Warranty coverage depends on the project type, scope, materials, and systems involved. The warranty terms that apply to a project are stated in writing in the project agreement before work begins. Manufacturer warranties on applicable fixtures, appliances, and materials are passed through to the client.
